험버 컬리지 (Humber College) Real Estate Sales Course 4 (모듈 15개) 후기
저는 개인적으로 Course2가 가장 어려웠던것 같은데, 많은 리뷰들은 보면 대부분 공부하시는분들의 리뷰를 보면 Course4가 어려웠다고 하더라고요.
코스4의 경우 기존에 배웠던 주거용 부동산(Residential)의 학습보다는 상업용 (Commercial) 부동산 (오피스-Office , 소매점-Retail , 산업-Industrial 및 농업- Farm)과 사업 매매 중개에 관한 다양한 주제와 요구 사항, 그리고 계약 절차에 대해 배우게 됩니다.

각 모듈의 제목에서 확인할 수 있듯이 모든 모듈 제목이 "Welcome"으로 시작되는데, Residential 부동산과는 달리, 코스4는 100% 상업 부동산에 관련된 내용입니다. 오피스, 소매점, 산업 및 농업용지와 같은 상업 부동산에 대한 중개에 필요한 지식, 법규, 그리고 계약서 작성에 대해 포괄적으로 다루었고, 특히, 계약 당사자가 의무를 이행하지 못했을 때의 대처 방법 및 페널티 등, 다양한 케이스에 대한 이해가 필요했던것 같습니다. 또한, 단순한 부동산 중개가 아닌 비지니스 거래가 함께 이루어지는 경우에 대비하여 알아야 할 내용이 많기 때문에 이 부분도 어려웠던것 같습니다.

Course4 시험은 총 115문제로 총 3시간의 시험 시간이 주어집니다. (Course3 시험과 동일)
- 시험 시간: 총 3시간
- 총 문제: 115문제
- 합격 점수: 최소 점수 76% (115개 문제중 87문제를 최소 맞추셔야함)
시험에서는 오피스(Office), 소매점(Retail), 산업(Industrial), 그리고 농업(Farm)의 특징과 차이점에 대해 명확하게 이해해야 하는 문제들이 많이 출제되었습니다. 이러한 용어 자체는 구분이 명확해 보일지라도, 실제 문제를 풀 때는 유사한 내용이 많아서 다시 생각하고 답을 찾는 것이 필요했던것 같습니다. 또한 부동산 중개 + 비즈니스를 함께 판매하기 위한 재무 보고서 내용 같은 관련 문제들도 나왔습니다.
코스 4는 많은 분들이 가장 어렵다고 리뷰한 코스 중 하나입니다. 아마도 상업 (Commercial) 거래가 비즈니스와 결합되어 있고, 많은 법규가 존재하며 고려해야 할 사항이 주거용 (Residential) 거래에 비해 훨씬 많기 때문일 것 같습니다. 그러나 상업 부동산의 용도와 이론적인 측면을 잘 구분한다면 시험에서도 문제 없을 것으로 보입니다.
